For sellers
Sell for what the property is actually worth, on a timeline that works for you
Pricing built on evidence, marketing built for the property, and negotiation that protects more than just the headline number.
The process
What selling with Harry looks like
Six stages, no mystery. You will know what is happening at each one and what it means for your bottom line.
Consultation
Harry walks the property, listens to your timeline and tells you honestly what he thinks it will sell for and why.
Pricing strategy
Comparable sales, current competition, what is sitting and what is moving. The number comes from evidence, not optimism.
Prep and presentation
What is worth fixing, what is not, and what buyers in your price band expect to see. Professional photography and a listing built to get clicks.
Marketing launch
Full MLS syndication, targeted online exposure, agent-to-agent outreach and open houses where they make sense for the property.
Offers and negotiation
Every offer gets read past the price. Financing strength, contingencies, timelines and what the buyer can actually close on.
Escrow to closing
Inspections, appraisal, repair requests, loan conditions. Harry keeps it moving and tells you before problems become surprises.
Marketing
How your property gets in front of qualified buyers
A sign in the yard and an MLS entry is the bare minimum, and it is what most listings get. A property that is positioned properly does better on price and spends less time on the market.
- Professional photography and a listing written to sell, because the first impression happens on a phone screen before anyone drives by.
- Full MLS syndication to the major search portals where buyers are already looking.
- Targeted online exposure aimed at the buyers most likely to want this specific property.
- Agent-to-agent outreach, because the buyer for your home is often already working with someone.
- Open houses when they fit the property, and honest advice when they do not.
- Feedback you actually hear about, so pricing and presentation decisions are made on data rather than hope.
Pricing is the whole game
Overpricing is the single most expensive mistake a seller makes. A home priced above the market gets its most valuable attention in the first two weeks, when the most buyers are watching, and wastes it.
After that, showings drop, the listing goes stale, and the price reductions start. Homes that reduce twice almost always sell for less than they would have if they had been priced right on day one.
Harry will show you the comparable sales, the current competition and what is not selling, then let you make the decision with real numbers in front of you.
Thinking about selling in 3 to 12 months?
Start now. Prep, pricing and timing all get easier with runway, and it costs nothing to know where you stand.

Common questions
What sellers ask most
By looking at what comparable homes near you have closed at recently, what is currently competing with you, and what is sitting unsold. Harry also factors in how an appraiser is likely to see the property, because a price a buyer will pay but a lender will not support creates a problem in week five.
Usually less than people expect. Paint, landscaping, decluttering and anything that reads as deferred maintenance during a showing tend to return more than they cost. Major renovations rarely pay for themselves right before a sale. Harry will walk the property and tell you specifically what is worth doing.
It depends on price band, condition and the season, but plan on roughly two to four weeks of prep, then the marketing period, then about 30 days of escrow once you accept an offer. Harry will give you a realistic timeline for your property and price point at the consultation.
Commission, escrow and title fees, county transfer costs, any negotiated credits and whatever repairs you agree to. Harry will put a net sheet in front of you before you list, so you know what you walk away with instead of guessing.
This is where the financing background matters. There are several ways to sequence it depending on your equity, income and risk tolerance. Harry will lay out the options and the real costs of each one.
No. A repair request is a negotiation, not an invoice. What you agree to depends on the inspection findings, how strong the buyer is, and what your alternatives look like if the deal falls apart.
Automated home values do not walk your property. They do not know about the remodel, the view, the busy street or the addition that was never permitted. Use them as a starting point, then get a real opinion before you make a decision worth hundreds of thousands of dollars.

“Harry did an excellent job of helping me through my first experience of buying a home. From start to finish, he was almost readily available to answer any questions I had and consistently went out of his way to make sure I felt very comfortable. As most know, purchasing a home is a very difficult and stressful process, but Harry helped to soothe any anxiety I had along the way. Would definitely recommend Harry and his team!”
“I highly recommend working with Harry!! He was truly exceptional! I met him at an Open House in the city of Northridge. I was a lil hesitant as I was just “browsing” but after a detailed conversation, so much knowledge and patience on his part, we went from “browsing” to soon to be home owners!!! After speaking with his lender we wasted no time and Harry focused on the importance of my choice in school district. Not only did we find a house, we found the home we will be creating memories in for the years to come!”
“Harry was AMAZING to work with! When no other local lenders would work with me, Harry took the time to listen to me, hear my story, and was willing to work with me in purchasing a property in another State. He was creative and supremely knowledgeable in his field. There was never a time that I didn't feel that Harry had my best interest at heart. His calm demeanor helped keep me focused on the task at hand. Harry helped me purchase the property of my dreams and I would work with him over and over again.”
