Four things that make a home search go faster
Search on financing, not on wishes
Looking at homes above your approved amount is how a search turns into a year of frustration. Get the number first, then search inside it. If the number is not where you want it, that is a fixable problem worth solving before you shop.
See the ones that are close, not just the perfect ones
Photos flatten everything. Homes that look wrong online are sometimes exactly right in person, and the reverse happens just as often. A few extra showings early on sharpen what you are actually looking for.
Know what the neighborhood costs to live in
Property taxes vary, some areas carry Mello-Roos or special assessments, and HOA dues differ enormously between complexes. Two homes at the same price can carry very different monthly costs.
Be ready to move when the right one shows up
Good properties at fair prices still get multiple offers. Having your pre-approval current, your funds documented and your agent reachable is what lets you act in hours instead of days.
