Why homes do not sell
It is rarely the market by itself. In almost every expired listing, one or more of these is the real cause.
Priced above what buyers would pay
The most common reason by a wide margin. The market gives a listing its best two weeks up front. Priced too high, that window gets spent proving the price is wrong.
The presentation did not do it justice
Dark photos, no floor plan, a thin description, clutter in every frame. Buyers scroll past on a phone in about two seconds.
It never got real exposure
Entered in the MLS and left alone. No targeted marketing, no agent outreach, no follow-up on the showings that did happen.
Condition issues were not addressed
Deferred maintenance that could have been handled for a few thousand dollars can cost far more in perceived value or scare buyers off entirely.
Access was too difficult
Restricted showing windows, tenants, pets, appointment-only with 24 hours notice. Every barrier removes buyers.
The feedback was never used
Showings kept happening and nothing changed. Buyers were telling you something and nobody adjusted.

How Harry repositions a property
Going back to market is a relaunch, not a repost. That means correcting the price against current evidence, redoing the presentation so the property leads with its best feature, widening the exposure so a different pool of buyers sees it, and clearing whatever friction stopped showings from converting.
Done properly, a relisted home gets a genuine second first impression. Done lazily, it just confirms what the market already decided.
Common questions
What sellers ask after a listing expires
Not until you know what went wrong. Relisting the same property, at a similar price, with the same photos and the same approach usually produces the same result. Figure out the cause first, then go back to market once.
Agents can see listing history, yes. That is manageable. What matters is the story the relaunch tells: a repositioned property with new pricing, new presentation and real marketing reads very differently from the same listing reappearing unchanged.
It depends on why it failed and what you are changing. Sometimes it is a couple of weeks to handle photography and prep. Sometimes waiting for a better season is the right call. Harry will tell you which one applies rather than pushing you to list immediately.
Not always. Price is one of several levers, and it is not always the broken one. If the property never got real exposure or showed badly, fixing those can change the outcome without a reduction. If the price genuinely was above the market, no amount of marketing fixes that.
Nothing. Harry will review the pricing, the marketing and what actually happened, then tell you what he would do differently. If that turns into working together, good. If it does not, you still walk away knowing more than you did.
That is a legitimate answer, and sometimes it is the right one. If the numbers do not work for you today, Harry will say so. He would rather be the person you call in eighteen months than the one who talked you into a bad decision now.
